Manchester and Nashua NH are still in the top 5 hottest metro areas in the country for real estate. Speaking of real estate, on Thursday the Senate passed a bipartisan bill 89-10 to increase home affordability. One item in the bill limits large, institutional investors from purchasing additional single-family homes. The limit is applicable to entities that own more than 350 single family homes. Related entities are combined for the purpose of this test (for example, those that share > 25% similar ownership). The bill now goes back to the House. The White House has indicated they would recommend the President sign it in its current form. We will follow the bill’s progress.
Private credit funds are in the news again, and not in a good way. These investments promise higher yields than traditional bonds, but its important to remember that the only way to get higher yields is with more risk. Also, private credit funds usually come with significant withdrawal restrictions, so when they start to underperform, it can be difficult to get your money out. I am a fan of taking your risk in the stock side of your portfolio; keep your bonds low-risk and liquid.
